Village Del Ponte, Burnaby, BC. Fourteen (14) 2 to 3-storey wood framed townhouse buildings and an amenity building over slab on grade. the complex was constructed circa 1976 and contains 106 residential suites. We provided a detailed Building Enclosure Condition Assessment.

 

Dubarton Manor, 315 E. 3rd Street, North Vancouver, BC. A 3-storey wood framed building over a 1level partially above grade cast-in-place reinforced concrete parking garage. The building was constructed in 1992 and contains 29 residential units. the exterior walls are clad with vinyl siding. We provided a detailed Building Enclosure Condition Assessment along with Opinions of Probable Costs (OPCs). We also met with Strata and membership to present our findings.

 

5818 Lincoln Street, Vancouver, BC. A 4-strorey wood framed constructed over 2-storey below grade, cast-in-place concrete parking garage. There are commercial units at the ground level with residential units at the upper levels. The complex was constructed in 1997 and contains 51 strata lots. We provided a detailed Building Enclosure Condition Assessment along with Opinions of Probable Costs (OPCs). We also met with Strata and membership to present our findings.

 

 

8760 Westminster Hwy, Richmond, BC. A low-rise 2-storey wood-frame building built over a one-storey below-grade parking garage. The exterior walls are clad with horizontal wood siding panels. The building has double glazed non-thermally broken aluminum framed windows and sloped asphalt roofs. We provided a detailed Building Enclosure Condition Assessment.

 

 

1230 Haro Street, Vancouver, BC. A 4-storey wood framed residential building over a single level below-grade concrete parking structure. The building constructed circa 1986 and contains 66 suites. The exterior walls are clad faced-sealed stucco at most elevations with masonry brick veneer walls at the north and east elevations. We provided a detailed Building Enclosure Condition Assessment along with Opinions of Probable Costs (OPCs). We also met with Strata and membership to present our findings.

 

 

White Oaks, 5710 201st Street, Langley, BC. A 3-stroey wood framed building with an above cast-in-place concrete parking garage. The building was constructed in 1990 and contains 60 strata lots. The exterior walls have a combination of vinyl siding and brick veneer. We provided a detailed Building Enclosure Condition Assessment along with Opinions of Probable Costs (OPCs). We also met with Strata to present our findings.

 

Heritage Park, 5475 201st Street, Langley, BC. A 4-storey wood framed building constructed over a 1-storey, below grade, cast-in place concrete parking garage. The building was constructed in 1999 and contains 32 residential suites. The exterior walls have a combination vinyl siding, fiber-cement siding, and stone masonry veneer. We provided a detailed Building Enclosure Condition Assessment along with Opinions of Probable Costs (OPCs).

 

Hawthorne Housing Co-operative, 1380 72nd Avenue, Surrey, BC. The building is a 2 to 3-storey building constructed over a partially below grade cast-in place concrete parking garage. The building was constructed in 1980 and contains 59 residential suites. The exterior walls are comprised of vinyl siding over original cedar wood siding. We provided a detailed Building Enclosure Condition Assessment along with Opinions of Probable Costs (OPCs). We also met with the Co-operative to present our findings.

The Cadence, Richmond, BC. Two 15 and 14-storey residential towers constructed over a common podium on the 6th floor with a total of 230 residential units. The concrete framed residential condominium towers are constructed over five (5) level structure. The structure contains two levels of above grade residential parkade over two levels of above grade commercial space, and one level of below grade commercial parkade. We provided a 15 months Warranty Review.

 

Park & Metro, 7928/7988 Yokon Street, Vancouver, BC. A 4-storey wood frame low-rise building and constructed over one level underground parkade. The complex consists of 73 suites. The complex includes one (1) storage locker room and three (3) utility rooms in the parkade. The exterior wall is clad with combination of composite cement siding and brick veneer. We provided a 15 months Warranty Review.

 

Watermark, 2970 King George Blvd., Surrey, BC. Two, three story wood framed buildings contain 87 residential strata lot units and are constructed over ground level commercial retail units. The wood framed buildings include a single level below grade cast in place concrete parkade. We provided a 5 Year Warranty Review.

 

 

Salus Apartment A/B & Aqua Club, 6628 120th Street & 6671 Street, Surrey, BC. Salus includes a 4-storey wood framed multi-unit residential building and a 2-storey amenity building and the Aqua club is a 2-storey wood framed building. The buildings are constructed over a common below grade cast in place concrete parkade. The strata consist of 245 units. We provided a 5 Year Warranty Review.

 

 

Willow Grand, 19530 65TH Avenue, Langley, BC. A 4-storey wood framed building contains 43 units. The exterior walls are clad with brick veneer and horizontal siding, and includes balconies, sloped roofing and a below grade cast in place concrete parkade. We provided a 5 Year Warranty Review.

 

 

London Station II, 6033 & 6077 London Road, Richmond, BC. A 4-story wood framed building and constructed over a below grade cast in place concrete parkade. The complex consists of 29 residential/commercial suites. The building features horizontal siding, a below grade parkade, flat roofing and commercial retail units at grade level. We provided a 5 Year Warranty Review.

 

 

Seven35, 735 West 15th Street, North Vancouver, BC. The development consists of three wood framed buildings each being four stories in height.  The three buildings are constructed over a single, cast in place below grade parkade. The complex constructed in 2011 and contains 60 units. The buildings feature roof top decks, balconies, and generous roof overhang at the roof eaves. The exterior building components include composite cement panels and horizontal siding, horizontal cedar siding and aluminum covered PVC framed double pane windows. We provided a 5 Year Warranty Review.

 

Westridge Lanes, 11548 207 street, Maple Ridge, BC. A 2-stroey wood framed townhouse complex. The complex consists of 10 units in a total of 3 buildings. The exterior walls are primarily vinyl siding along with localized areas of composite cement shingles and panels and cultured stone veneer. We provided a 15 months Warranty Review.

 

Falcon House, 12367 224 Street, Maple Ridge, BC. A 4-storey residential building with a total of 40 units located in Maple Ridge, BC. The complex includes one level partially underground parking garage. Construction was completed in 2017. The complex features balconies, patios, and decks.

The exterior building enclosure components are primarily brick veneer, stone veneer, and concrete walls, composite fibre cement board and batten siding, vinyl windows, fiberglass swing doors, vinyl sliding doors, aluminum storefront doors, aluminum guardrails, low-sloped and sloped roofs, balconies, decks, and patios.
